Choosing the Right Lot Location to Build your Custom Dream Home

Lot location is the most important choice when it comes to building your custom home. There are many different factors involved when selecting your home’s location—some obvious, some overlooked. The cost and size are the two most significant factors for most homeowners. But there is so much more to choosing the right property. Local community and other factors all play a role in finding the perfect lot location to build your custom dream home.

Local Community

The neighborhood and community you choose to live in is a very personal choice. The reasons vary based on the needs and lifestyle of the homeowners. Perhaps you want to live closer to relatives or be in a particular school district. Proximity to work is vital for most people. A short commute saves time and makes you happier. Most people also factor in local property taxes when selecting a location. Overall the choice of community is a very personal decision. Once you’ve chosen the neighborhood, there are myriad other considerations that affect your new home construction.

Lot and Street Type

The terrain plays a role in what type of custom home you can build. A level lot can have a house with or without a basement. Slopped properties typically have a daylight or walkout basement.  A home located on a cul-de-sac will see a lot less traffic than one on a connector road. Also, the location on the street—corner or interior—defines the garage options.

The lot could be wooded, in need of fill dirt, or require septic or sewer hookup fees. Different municipal requirements for drainage affect construction. Plus, electric and water companies may need to run lines. Whether the electrical cables come from the left or right will effect meter placement and circuit layout. You will also need to find out if there are any easements on the property.
